A professional property valuation is usually carried out as follows:

- Sales Data Comparison: Analyzes data about comparable properties in the area that have recently sold. This information is used to provide an initial estimate of the value of the property.
- Valuation according to the Real Estate Valuation Ordinance (ImmoWertV): There are three different valuation methods. The comparative value method, the income value method (also called the income approach) and the material value method (also called the intrinsic value method). With the help of this you can get an accurate estimate of the market value.
- Reporting: At the end, a detailed report is created that describes the market value of the property, the methods used and the valuation criteria.

ImmoWertV (Real Estate Valuation Ordinance) is a regulation of the Federal Ministry of Finance. ImmoWertV sets out the rules for real estate valuation. Specifically, this document states how a professional property valuation must be carried out, which methods and procedures may be used and what requirements are placed on the evaluators.
The ImmoWertV serves to increase the transparency and credibility of a property valuation and to ensure that all appraisers work according to the same rules and procedures. This allows buyers, sellers and financial institutions to make decisions on a solid and reliable basis.
The ImmoWertV applies to all types of real estate, including residential properties, commercial properties and agricultural land. It is part of the building code and has been in effect since January 1, 2022.
